    Designing to Live In vs. Designing to Sell

    Most design decisions are yours alone to make. A few of them quietly decide what your home is worth when you eventually sell it. Knowing which is which is the reason people hire a designer who is also a licensed agent.

    Make it entirely your own

    These are personal, reversible, and have little bearing on resale. If you love it, do it.

    • Landscape planting and pots

    Think twice, or ask me first

    These are expensive to undo and they show up in an appraisal or a buyer's first walkthrough.

    • Replacing a pool with hardscape
    • Anything that changes the recorded room count

    A designer who does not sell homes will happily build you whatever you ask for. An agent who does not design will tell you to keep everything neutral. Neither is much help when you want a home that is genuinely yours and still sells well in five years. I will tell you plainly which decisions are free and which ones have a price attached.

    What Working Together Looks Like

    Design projects go wrong in predictable ways: decisions made out of order, materials ordered before the plan is settled, and three vendors each waiting on the other. The sequence below is how that gets avoided.

    Walkthrough and brief

    I walk the home with you and listen to how you actually use it — where you eat, where guests end up, which rooms you avoid. Budget and timeline get discussed here, not later.

    Concept and palette

    Mood boards, a floor plan where the layout is changing, and a materials palette you can hold. Nothing is ordered until you have signed off on this.

    Selections and sourcing

    Finishes, fixtures, furniture and lighting are specified together so they arrive as one coherent scheme rather than a set of separate purchases.

    Trades and scheduling

    Where the work involves contractors, I coordinate the order it happens in. Flooring before furniture, lighting before paint touch-up, delivery once the dust has settled.

    Install and finish

    Placement, styling, and a final walkthrough. You come back to a finished room rather than a project you now have to manage yourself.

    On budget, honestly

    Scottsdale design costs vary enormously with scope, and anyone quoting you a figure before seeing the space is guessing. What I will do on the first visit is tell you whether what you want is achievable at the number you have in mind, and if it is not, which parts to do first so the rest can follow later without redoing work.
