    Scottsdale Is Not Always Where the Numbers Work

    Scottsdale is an excellent place to own property and frequently a poor place to buy yield. Entry prices are high, and rents do not rise in step with them. If your goal is appreciation and personal use, that trade is often worth making. If your goal is cash flow, the arithmetic usually sends you further out.

    I would rather say that plainly than sell you a Scottsdale condo that does not do what you need. I work across Greater Phoenix \u2014 Cave Creek, Phoenix, Paradise Valley, Peoria, Tempe, Chandler, Anthem and Carefree \u2014 and the right answer depends entirely on which of these you are actually optimising for.

    Buying for cash flow

    The monthly number has to work on day one, on realistic rent rather than optimistic rent, and after taxes, insurance, HOA dues, management and a genuine vacancy allowance. This normally means looking outside the premium submarkets and accepting a less glamorous property.

    Buying for appreciation

    Location quality and land value matter more than the first year's return, and a modest negative carry can be rational. This is where the established Scottsdale communities earn their price.

    Buying for short-term rental

    A different question again, and one governed by city rules rather than by the numbers alone. Scottsdale regulates short-term rentals specifically, and what is permitted varies by jurisdiction across the Valley.

    Buying to hold and eventually occupy

    Common with second homes here. The brief is closer to buying a residence than an investment, and the criteria should reflect that rather than being dressed up as a yield play.

    The numbers I will run before you offer

    Realistic achievable rent based on what comparable units actually let for, not asking prices. All-in acquisition cost including repairs. Annual carrying cost with taxes, insurance, HOA, management and vacancy. Then the return on the money you are actually putting in. If it does not clear your threshold, I will say so and we will look at the next one.
