    What Actually Loses Sellers Money

    Pricing on what you need, not what it is worth

    The market does not know what you paid, what you owe, or what you want for the next house. An asking price set from those numbers rather than from comparable sales starts a countdown you cannot win.

    Launching before the home is ready

    The first fortnight generates the most viewings a listing will ever get. Spending it on a property with unfinished touch-ups and unstyled rooms wastes the only week that arrives with genuine urgency attached.

    Waiting too long on the first reprice

    Interest that falls away after two weeks is information. A correction made early reads as responsive; the same correction made two months later reads as desperation, and buyers price it accordingly.
