    Before anything else, we establish what your home is genuinely worth in today's Scottsdale market and compare it against your total payoff — including any second lien, HELOC, or lien you may have forgotten about.

    That comparison decides everything that follows. A meaningful number of homeowners who contact me convinced they need a short sale turn out to have equity, often because they're anchored to what the market looked like when they got into trouble rather than what it looks like now. If you have equity, you don't need lender approval, you don't need a hardship package, and you don't need to wait four months — you just need to sell your home the ordinary way. That's a much better outcome, and I'd rather tell you that than start a process you don't need.

    If the gap is real and you're behind on payments, then we look at short sale alongside the other paths — reinstatement, modification, or in some cases deed in lieu. Those overlap heavily with the foreclosure timeline, which in Arizona moves faster than most people expect.

    What Makes a Short Sale Different

    The lender approves

    Your lender signs off on the buyer, the price, the closing costs, and the commissions. They are effectively a second seller at the table.

    The timeline stretches

    Approval commonly adds 60 to 120 days or more. Buyer patience becomes an actual qualification criterion, not a nice-to-have.

    Pricing is evidence

    The price has to be defensible to the lender's own valuation, not just attractive to buyers. Overpricing stalls the file; underpricing gets rejected.

    Where my role ends

    Deficiency liability, Arizona's anti-deficiency statutes, and the tax treatment of forgiven debt are legal and tax questions — and they're the questions with the largest financial consequences in a short sale. I'm a licensed real estate agent, so I handle valuation, marketing, buyer negotiation, and the lender file.     When a Short Sale Is the Wrong Answer

    A short sale is a serious step with consequences that last years. It is the right call less often than people assume, and an agent who agrees to one without testing the alternatives first is not doing you a favour.

    Try these first

    Values across the Valley have moved considerably in recent years, and a fair few homeowners who believe they are underwater are not. Get a current valuation before anything else. If there is equity, an ordinary sale is faster, cleaner and does far less damage. Beyond that: a loan modification, a repayment plan, forbearance, or refinancing are all worth exhausting before a short sale is on the table.

    What it costs you

    Lender approval is required and is not guaranteed, which makes the timeline long and uncertain. Your credit takes a hit. Depending on the loan and the circumstances there may be a deficiency question, and there may be tax consequences on forgiven debt. Those last two are questions for an attorney and a CPA, and I will tell you to go and ask them rather than guess on your behalf.

    Where a short sale genuinely is the best available route, it beats a foreclosure on almost every measure. But that conclusion should come at the end of the conversation, after the alternatives have been ruled out properly \u2014 not at the start of it.
